明年樓市再跌35%

再有外資大行發表報告唱淡樓市。高盛看淡本地住宅、寫字樓及零售物業市場前景,預期住宅新樓在09年底前再跌35%,二手樓則跌20%;寫字樓、零售物業租金在2010年底前最多下跌35%及20%。高盛同時調低本地地產股目標價。

高盛昨日在研究報告中指出,回顧過去樓市低潮,至少持續18個月,所以若有評論認為樓市見底,實屬言之過早。高盛預期,由今年第三季度至09年第四季度間,本地二手樓將會再跌20%,而新樓跌幅更擴大至35%。高盛維持恆基地產「沽售」評級,而給予新鴻基地產、信和置業及恆隆地產「中性」評級,但前景仍然負面。

此外,高盛認為,雖然環球金融危機已有所紓緩,但經濟衰退延續,肯定會削弱對商業物業的需求。因此,預期寫字樓租金在09年至10年間,將會下跌25%至35%,零售物業租金跌幅介乎15%至20%。高盛把新鴻基地產目標價由86.4元,下調至72.1元、信和置業目標價由10.45元,降至8.1元、恆基地產目標價由35.95元,降至26.95元。鷹君12個月目標價為20.76元、希慎為16.36元。  (大公網)
